ONE FAMILY FINDS PARADISE AT MORGAN HILL'S AWARD-WINNING RUFFINO
--Neighborhood Boasts A Wealth of Recreational Activities--

With spring in the air and summer quickly approaching, Ruffino homeowners like Carl and Julie Sprengelmeyer have begun to enjoy the countless recreational opportunities within The Corky McMillin Companies’ master-planned community of Morgan Hill in Temecula Valley.

“With crafts, karate and two breathtaking swimming pools, our family has already taken advantage of the many amenities Morgan Hill offers,” said Julie Sprengelmeyer.

The Sprengelmeyers moved into their five-bedroom Ruffino home less than two months ago with their eight-year-old son and Julie Sprengelmeyer’s mother, and have been enjoying the neighborhood ever since.

“Growing up in San Diego’s North County, we witnessed all the new development in the region and we were anxious to enjoy the greater Inland Empire ourselves,” said Sprengelmeyer. “When we first started looking for homes, we kept gravitating to Ruffino because it has everything we needed, and then some.”

Ruffino will offer an eventual 131 single-story and two-story homes reflecting Spanish, Cottage and Craftsman architectural styles. Ranging from approximately 2,774 to 3,650 square feet, these residences provide three to six bedrooms and 2 1/2 to 3 1/2 baths. Three-car garages are standard. Prices begin from the $530,000s.

“We have a blended household, so we were very happy to find the perfect home at Ruffino to suit our family’s needs,” added Sprengelmeyer. “My mother has a bedroom downstairs, yet it is still private and spacious enough for us to entertain while keeping her comfortable at the same time.”

Within the charming yet dramatic city lies one of the most scenic and activity-filled valleys. “You’ve got the city below and the beauty of the hills surrounding you, which gives living up here a different meaning,” explained Sprengelmeyer. “It’s like we have our very own paradise.” As an added benefit to residents of Morgan Hill, the community is home to a state-of-the-art 10,000-square-foot clubhouse.

Situated on approximately three acres with panoramic views of the Palomar Mountains, the nine-room Morgan Hill Clubhouse, along with its many outdoor spaces, is the focal point of community social activity. Residents of every age can enjoy a vast assortment of activities at the clubhouse on a daily basis. Craft classes, karate classes, strength-training, family game night, and more are offered to all who are interested. Additionally, children are invited to attend story time once a week or catch up on their studies with a tutor each weekday.

“My son loves spending time at the clubhouse,” added Sprengelmeyer. “There are an endless amount of games and events for the kids to enjoy, and with spring break approaching, there are activities scheduled everyday.”

Temecula and Morgan Hill residents welcomed a new elementary school to the community last year. Tony Tobin Elementary School opened in fall 2006 with around 500 students from both the Redhawk and Morgan Hill communities. Eventually, the school will house 1,000 students. “As an avid walker, I have to say that it is a real treat to be able to walk my son to one of the best schools in the district,” said Sprengelmeyer.

According to Pattie Walker, sales vice president for McMillin Homes, more than 40 percent of the eventual 131 homes at Ruffino have sold to date.

In addition to steady sales, Ruffino took home top honors, winning Best Detached Housing Project Priced Between $500,001 and $700,000, at the 2006 SAM Awards presented by the Sales and Marketing Council of the Building Industry Association of San Diego County. Morgan Hill is also home to the Montevina and Blackstone neighborhoods.

Montevina will eventually include a total 146 homes, offering approximately 2,494 to 3,239 square feet of living space, with up to five bedrooms, 2 1/2 or three baths and three-car garages. Prices begin in the low $500,000s. Blackstone will consist of a limited edition of only 59 single-story and two-story homes in three plans. Providing a leg-stretching 3,281 to 3,846 square feet of living space, these homes provide three to five bedrooms, 3 1/2 and four bathrooms and three-car garages. Prices begin in the $600,000s and the builder closeout period is now under way.

To reach Morgan Hill, take Interstate 15 to Temecula and exit Highway 79 South toward Indio. Turn right on Butterfield Stage Road and continue to the Morgan Hill entrance right past Nighthawk Pass. Sales offices are open Tuesday to Sunday from 10 a.m. to 6 p.m. and Mondays from 2 p.m. to 6 p.m.
